3 The Orono Planning Commission reviewed this application on October 18. 1993. <br />and recommended approval of the proposed variance application as amended <br />based upon the following findings: <br />A.The proposed improvements to the property result in a reduction ot <br />hardcover in the 0-75’ zone from 23.3% to 19.7%, although no <br />imorovements are proposed in that zone. Further hardcover in the 75- <br />250’ zone will be reduced from the current level of 72% down to 58.2%, <br />a reduction of appro.ximately 1.128 s.f. hardcover. <br />B.Based on the existing drainage patterns of the property, runoff produced <br />from the structures placed within the 75-250’ setback area will not drain <br />directly to the lake but will drain tc he street which drains directly to the <br />lake, hence the proposed hardcover reductions in the 75-250’ zone are <br />desirable. <br />C.No major land alterations are proposed as a result of the structural <br />improvements. <br />D. The increase in lot coverage by structures is not incongruous with the <br />basic development pattern of the imnicdiate neighborhood. <br />The current variance rccjuest is a revision of Application #1750/Resolution #3183 <br />which included the family room addition and relocation/construction of a new <br />detached garage. The garage is no longer a part of the proposal. <br />Tb'* City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />inting the variance would not adversely affect traffic conditions, light, air nor <br />pose a lire hazard or other danger to neighboring property; would not merely <br />serve a convvnience to the applicants, but is necessary' to alleviate a <br />dernonsirable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicants; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 6 <br />• i
