Lot width measured parallel to the street at the rear of the "street yard" <br />of a lakeshore back lot, or at the rear of the front yard of a non-lakeshore <br />back lot, shall meet the zoning district requirement. The street yard for <br />a flag lot will be a yard staning at the point where the access outlot <br />corridor ends and the creditable lot area begins, lakeshore back lots shall <br />meet the lot width standard at the shoreline, at the lakeshore setback, and <br />at the rear of the street yard. <br />3. The depth of the required street yard or front yard shall be 150^ of the <br />zoning district front yard requirement. <br />4. The side yard and rear yard depths for back lots shall be 150% of the <br />zoning district yard requirements. <br />E. Dimensional standards for front lots. <br />1.A front lot created as part of a front/back lot division shall meet all zoning <br />district area, width and setback standards, except that the side yard of the <br />front lot adjacent to the access outlot shall be equivalent to the side street <br />yard requirement for that zoning district. <br />F. Access requirements. <br />1.Access outlots shall be 30* minimum width, end shall be wide enough to <br />acconimodate drainage, snow removal and screening without encroaching <br />on neighboring properties. <br />In approving front/back lot divisions, the City may require that both front: <br />lot and back lot share a driveway access within the access outlot if <br />Council determines that creati: g an additional access to the existing street <br />will be a potential safety hazard. <br />Driveways and parking areas within a back lot shall be kKated at least 10 ’ <br />from the side or rear lot lines of adjacent lots. <br />No more than two residences may be served by a driveway located within <br />an access outlot. <br />No access outlot may be platted abutting an adjacent access outlot c.xccpt <br />when the intent is to combine the two access outlots for creation of a <br />pubhc or private ro.id meeting City standards.
