Briefly, applicant proposes to <br />construct a single family residence on a combination of two lots held in common ownership. <br />The two lots would be legally combined. Other lots in the area are owned by applicant’s <br />relatives but are not in common ownership by definition and arc not available for purcliase to <br />increase the size of this property. <br />The lot is approximately 16.000 s.f. in area, and there are both smaller and larger <br />developed lots in the neighborhood. <br />There are no designated wetlands on the property. The property is in the 250-500 ’ zone <br />which would allow 30% hardcover, allowing ample area for construction of a residence, <br />driveway, and amenities. Lot coverage by structures would, of course, be limited to 15%. <br />Sewer is available and assessed. A well would be needed. <br />The topography of the property in relation to the road suggests that fill will be needed <br />when the house is constructed. Applicant has been advised that any filling prior to a building <br />permit will require a land alteration permit and perhaps a CUP if in excess of 100 cubic yards. <br />1
