The roof structure meets the <br />required 10' setback from the side lot line. <br />Planning Commission members are asked to consider the lot <br />coverage ordinance specifically the section that reads as follows; <br />"All roof structures which extend more than 6' above grade level." In <br />reviewing the lot coverage facts for the improvement project, the <br />663 s.f. of roofed area was included with structural inventory. Lot <br />coverage is shown at 23.9% where 15% is allowed. The improvement does <br />result in a reduction in overall hardcover of approximately 18%. <br />Structural coverage increases from 14.8% to 23.9%. <br />Review Exhibit E. Note break in drainage. Runoff from the <br />majority of the proposed new improvements shall drain to street and <br />eventually northwest to Casco Cove along Ivy Place. <br />Hardship Statement <br />Please review Exhibit A. <br />Issues for Consideration <br />1. The improvement shows a 9.1% increase in structural <br />hardcover on the property. Can non-essential structural <br />improvements be reduced in area? How essential is 663 s.f. <br />of roof structure? Review ExhiL-t E, the southeast <br />elevation depicts impact of proposed structure. <br />2. Hardcover has been reduced almost 18% and is now proposed at <br />54%. Are there other non-essential areas of hardcover that <br />can be removed? The majority of landscape areas underlain <br />with plastic are to be removed with the proposed <br />improvement. What of proposed improvements? Can paved or <br />walkway areas be reduced? <br />3. Improvement project will result in the loss of two mature <br />maple trees. Is it appropriate to ask for replantings with <br />variance approval? <br />Anv condition of approval should contain the following <br />conditions ; <br />1. Grading and drainage plan must be submitted with building <br />permit for new improvements? <br />2. All hardcover scheduled tor removal must be completed at the <br />time of the footing inspection for the new garage.
