Mabusth, Building & Zoning Administrator <br />October 4, 1993 <br />SUBJECT: James and Joann Jundt, 1400 Brackett’s Point Road <br />A. #1866 Conditional Use Permit * Resolution <br />B. #1867 Variances - Resolution <br />C. #1868 Conditional Use Permit - Resolution <br />COMRUBIM <br />5CT 1 1 1993 <br />OhrOFORONO <br />Brief Reriew of Applications: <br />Please review the enclosed Planning Commission packet for more detail on the issues and <br />ordinances pertinent to the review of the three applications. The following is merely a brief <br />review of the comprehensive application and deals only with the highlights of ibe reviews. <br />A. #1866 - The first application involves a conditional use permit to allow the second floor <br />area to remain for the dwelling use of employees of the owner. Originally the second <br />floor level was designed in separate dormitory type units. Current owner now proposes <br />an apartment for the caretaker. Primary access will be via an interior hallway that <br />connects directly to the residence and a secondary access vi? a staircase leading directly <br />from lower level garage. <br />Planning Commission members questioned the need to install the second suitcase as <br />there was already an existing suitcase that lead from the garage to the kitchen area that <br />eventually lead to the second floor. Applicants’ arch tect advised that although the <br />suitcase appears to be mostly located at the upper level that at the lower level there was <br />a great deal of distance between the two and it would be more convenient to allow access <br />from the new suircase to the caretaker area. <br />The applicants were advised of the directives of the code where interior access to the unit <br />had to be the primary access because of the fear that some day the residential unit may <br />be offered for rental use. Applicants quickly explained that there was iKver any rental <br />use proposed that this unit was designed specifically for a full time caretaker who would <br />reside at the property. <br />Planning Commlsrion Recommendation - The Planning Commission recommended <br />unanimous approval of the conditional use permit for the caretaker apartment within the <br />second floor of the principal residence on the property located at 1400 Brackens Point <br />Road subject to the condition that the second residential unit may never be used for rental <br />purposes. It shall continue to be used by employees or nonpaying guests or members of <br />family. Tte enclosed resolution has been drafted per the Planning CormnisskMi’s <br />recommendation.
