Garage is in a serious state of disrepair and in need of replacement. The <br />City has received no comments from adjacent neighbors. Structural improvements are at 7.8% <br />and hardcover is conforming. As already noted above, the 500 s.f. of neighbor ’s shed has been <br />credited against applicant’s hardcover. Review Exhibits E and F, the structure will once again <br />be relocated within the hill minimizing visual impact of struemre. Roof will be at a 4-12 pitch <br />at a maximum peak height of 12’. Structure will not exceed the height of the existing principal <br />structure. <br />Statement of Hardship <br />Existing house is located to the rear of the long, narrow lot; elevations to the east of the <br />property are steeper and to relocate a garage to the rear would require major land alterations and <br />result in an increase in hardcover. Placement of the garage within the hill minimizes the impact <br />of the structure within the street yard. <br />Issues for Consideration <br />C an detached garage be reinstalled to meet 10' side setback, since new structure will <br />require additional land alterations?- - - or will this impact access drive to north? <br />ch
