Each lot now <br />exceeds the minimum lot area and width requirements. <br />He is now requesting approval for a lot rearrangement. The new proposal does <br />not increase the nuni>er of lots. It only reduces the size of one lot and <br />increases the other. The smaller lot would still meet the required 1/2 acre <br />area and 100* lot width requirements. The lareer parcel is about 57,000 sq. <br />^ area and exceeds the 100* lot width. This second parcel is actually <br />lai^e enou^ to split again at some future date. However, if this were to <br />occur, additional utility assessments and park fees would have to be collected. <br />pie lot rearrangement proposed would be subject to a park dedication fee of <br />$2,000 for the two lots, $1,000 for Tract A and $1,000 for Tract B.
