A two-story addition to enlarge the existing kitchen and master <br />bedroom, to be located 42' from the shoreline of Stubbs Bay, or <br />extending about 6* closer to the shoreline than the existing house; <br />and <br />2. A lO'xlO' sunroom, 1-story at ground level at the midpoint of the <br />house on the north side - this would be about 60' from the shoreline. <br />The existing house was constructed in 1976 after having been granted <br />variances to lakeshore setbacks and hardcover. In 1983, the previous owner <br />requested and was granted a variance to construct a two-car attached garage <br />in order to convert the existing garage into a recreation room. An <br />additional 576 s.f. of hardcover was allowed with that approval, but the <br />garage was never built. <br />The new owner, Mr. Greene, is requesting to add on in a different <br />location than the 1983 approval, and the current proposal is adding <br />hardcover in a location that from a drainage standpoint, is closer to the <br />lakeshore. However, the current proposal is at 292 s.f., or about half of <br />the 576 s.f. approved in 1983, and Mr. Greene has stated he could reduce or <br />eliminate the gravelled parking area west of the house, which would reduce <br />0-75' hardcover up to 800 s.f. (leaving a total of 9.9% in the 0-75' zone). <br />Please review the exhibits and visit the site if possible, <br />that the house has no basement, so that space is at a premium, <br />properties' views will be affected by the proposed additions. <br />Remember <br />No other <br />Staff RecoRiaendation: <br />In order to recommend approval. Planning Commission should find that <br />the hardships to the property justify granting of the requested variances. <br />Those hardships might include the lot configuration, proximity to lakeshore <br />on 3 sides, existing house location, topography, house layout, etc. You <br />might wish to refer to the variance approval granted in 1983 for an <br />addition that has never been built. A condition of approval could be <br />removal of a specified amount of gravelled parking area. <br />In order to recommend denial. Planning Commission should find that the <br />requested variances are not justified by hardships to the property. <br />J
