Zoning File #1071 <br />September 9, 1986 <br />Page 2 of 2 <br />Given that a side setback standard of 30* is required in the RR- <br />IB district to provide open space and maintenance of a rural <br />character# it follows that a new residence# which has at least some <br />degree of flexibility in siting# should maintain at least a 60* <br />separation from any adjacent residence. This proposal meets that <br />criteria# with the hardship being the narrowness of the lot. <br />Secondly# regarding the front setback# not:e that this is the end <br />of a cul-de-sac road with an outlot for a future through road to the <br />west. If the road ever was connected through to Devin Lane# a logical <br />realignment of the cul-de-sac area to connect Outlot B to Outlot C <br />would result in the house meeting the 50* setback (see survey). <br />Staff Recommendation: <br />Staff would recommend approval based on the following findings: <br />1. The narrowness of this recently created lot is a hardship in <br />that it leaves little flexibility in locating the house to fit <br />the landscape. Under code requirements# the allowable building <br />envelope without variances is only 44* deep. <br />2. The proposed house location maintains at least a 60* <br />separation distance to the nearest adjacent residence# which is <br />the minimum residential side yard separation distance allowed in <br />the RR-IB zone. <br />3. Topography and existing low lands on the property# and the <br />necessity of providing a septic system on the property# are <br />factors that make the proposed house locations and orientation <br />the most feasible for this property.
