Once again# staff seeks Planning Commission <br />input - are you aware of any other commercial-like <br />signs in residential zones that reach these standards <br />for area? <br />Staff recommends that the Grace Baptist Church be advised to <br />install the "standard" model sign and recommend approval of the <br />following variances; <br />1. <br />or 125% <br />or 213% <br />2. <br />Height Variance <br />Required « 8* <br />Existing *= 10* <br />Proposed ® 17* <br />Area Variance <br />Required « 12 <br />Existing * ? <br />Proposed *= 30 s.f. or 250% <br />s.f • <br />Approval is based on the following findings; <br />1. The 17* sign is more consistent with previous commercial-like <br />signs approved for residential zones. <br />2. The sign will not interfere with the functioning of traffic <br />signals or signage nor pose hazards for users of public roadways. <br />3. The church has had a sign in excess of required standards <br />within the street yard for several year without any reports of <br />problems. <br />4. The unique shape of the lot and the location of the church <br />building in relation to the approved height and proposed location <br />of the sign will serve to lessen the impact of such structure.
