Zoning File #1074
September 10# 1986
Page 3
4) Area - the sign exceeds the allowed area by a 375%
variance. Once again# staff seeks Planning Commission
input - are you aware of any other commercial-like
signs in residential zones that reach these standards
for area?
Staff recommends that the Grace Baptist Church be advised to
install the "standard" model sign and recommend approval of the
following variances;
1.
or 125%
or 213%
2.
Height Variance
Required « 8*
Existing *= 10*
Proposed ® 17*
Area Variance
Required « 12
Existing * ?
Proposed *= 30 s.f. or 250%
s.f •
Approval is based on the following findings;
1. The 17* sign is more consistent with previous commercial-like
signs approved for residential zones.
2. The sign will not interfere with the functioning of traffic
signals or signage nor pose hazards for users of public roadways.
3. The church has had a sign in excess of required standards
within the street yard for several year without any reports of
problems.
4. The unique shape of the lot and the location of the church
building in relation to the approved height and proposed location
of the sign will serve to lessen the impact of such structure.
