HI <br />•t' <br />AMEND SECTION 10.20, SUBDIVISION 3 <br />BY ADDING THE FOLLOWING CONDITIONAL USE <br />0 - Bed & Breakfast <br />Owner/resident of an existing residence/dwelling may provide <br />guest rooms for the purpose of overnight lodging for financial <br />compensation by reservation only, and where no provision is made <br />for cooking in any guest rooms.and regular meals are not provided <br />on the premises and in which ingress and egress to and from all <br />guest rooms is through the principal residence/dwelling. The <br />following standards shall govern all Bed & Breakfast operations <br />within the City: <br />1.The property must: <br />a)satisfy all applicable lot st?tndards for the given <br />zoning district <br />b)satisfy 150% of all applicable lot standards for <br />the given zoning district <br />c)satisfy all applicable lot standards for the given <br />zoning district in addition to meeting the area ratio <br />of 1/5, 1/4, 1/3 acre per guest room .•• <br />o case shall the number of guest rooms exceed <br />••• <br />2.The facility shall be owner occupied and serve as the <br />principal residence of owner. <br />3.Access to the property must not be shared with adjacent <br />residential properties. Each guest room must be provided <br />with one off street parking stall/space, screened from <br />adjacent residential lot lines. <br />4.No on-site commercial signage shall be allowed. All <br />signage is limited to residential signs allowed under <br />Section 10.61, Subdivision 2 A, B & C. <br />5.The Bed &aakfast operation shall have a state license <br />(hotel, food), and comply with all applicable standards of <br />the State Uniform Building Code and State Fire Code. <br />6.A conditional use permit must be issued annually for a <br />Bed & Breakfast operation. This permit is not transferable <br />to a new owner. <br />7.All Bed & Breakfast guest use activities must be located <br />30', 40*, 50' from adjacent lot lines. <br />¥
