The existing house is 77' from the lakeshore,
hence any usable space created will require variances for structure
(porch) in the 0-75' zone, hardcover variances in both 0-75' and 75-
250' zones, and an average setback variance.
First, note that the house sits 15-20' above the lake on the flat
terrace with a steep bank to the lakeshore. The neighboring house to
the east is slightly closer to the lake (Exhibit H), and sits at a
lower level. A thick growth of pine trees will serve to screen the
proposed addition from this residence. On the west side, the
neighboring house is setback perhaps 100' and would not have any view
of the porch addition. Both neighbors have submitted letters of
support of the proposal.
Next note in your site inspection the location of doors on the
lake side of the house. One set of doors was recently installed, the
other set has always been there. There apparently has never been a
terrace or patio onto which the doors opened out.
