'A <br />Leo & Neila Clifford <br />3185 Priest Lane <br />Mound, MN 55364 <br />Re; Vacant lot @ 4760 North Shore Drive - Expiration of Variance * <br />Dear Mr. & Mrs. Clifford; <br />The lot area and lot width variance for your property at 4760 <br />North Shore Drive has expired as of November 13, 1985. Municipal <br />Zoning Code Section 10.08, Subdivision 8 states that "Variance shall <br />expire one year after the date of Council approval if not used. Any <br />change in use of the property will require a new variance". <br />A renewal variance application must be approved before the City <br />can issue permits on this property. As you will recall, this is about <br />a 2-’month process, and will require the standard application fees to <br />be paid again. <br />You have the option of re-applying now or waiting until you or a <br />potential buyer are ready to build. Unfortunately, no provision <br />exists for granting of a "permanent" variance, hence there is always a <br />slight risk that a future variance renewal would not be granted. I <br />would^ anticipate that with the current Planning Commission and <br />Council, a renewal variance application would be granted with little <br />or no discussion. <br />Please contact me if you have any questions.
