The memo of 11/2/84 (Exhibit G) and <br />Resolution No. 1698 (Exhibit E) detail the previous Planning <br />Commission and Council action regarding this property. The original <br />variance approval expired at the end of one year on November 13, 1985. <br />Staff would recommend approval per the previous findings as <br />follows: <br />1. No other adjacent land is available to be combined with the <br />property. <br />2. Sewer is available and the property has been assessed for <br />footage and one sewer unit. <br />3. This lot is consistent with the existing development pattern <br />of the neighborhood. <br />4. There appear to be no other alternative uses of the property^ <br />5. The building envelope for this lot with standard setbacks of <br />the LR-lB zoning district is sufficient to develop a residence <br />and the ordinary driveways and appurtenant improvements while <br />still meeting hardcover requirements.
