Olson <br />Sasun M. Eberhn <br />Dear Jeanne, <br />We have reviewed the current site grading plan to determine what elevations <br />have been changed from the original grading plan. We have also reviewed the <br />basement elevation relative to the original contours. The original site grad <br />ing plan indicated a basement floor elevation of 933.4. The attached site <br />plan (Figure I) indicates various depths between original ground and the base <br />ment floor. Area I required an excavation of 4 to 7 feet. Area II required <br />an excavation of 7 to 10 feet and Area III required an excavation of 10 to 17 <br />feet. The developer has proposed to outlet the footing drain to the lagoon <br />area. We would not see this as a problem if properly constructed. <br />The current site grading plan directs storm water runoff from the east 1/3 of <br />the lot south and east to the lake. This plan directs the runoff through a <br />pond which should improve the water quality prior ^o entering the lake. The <br />original site grading plan directed *>11 storm water runoff west to the boat <br />lagoon on the property and then into Crystal Bay. We feel the revised site <br />plan is an improvement to the overall drainage plan for the area. <br />The current site grading plan proposes changes from the original site plan in <br />three primary areas as shown on Figure II. Area I would be south of the home <br />and has become an option because of the lot line rearrangement. Area II con <br />sists of a proposed bc:;in south of the driveway near Bohns Point Road. Area <br />III consists of a berm north of the driveway near Bohns Point Road. <br />The changes proposed in Area I are beneficial as a level area on the lot would <br />be provided to improve greandwater percolation, fill above original ground in <br />this area would range from 0 to 8 feet. Area II would consist of a berm and <br />plantings to screei; the propc. ty from the road. We recommend that no filling <br />be allowed on City right-of-way and that no slope exceed 3:1 unless retained. <br />Page 1. <br />4516d <br />30 Year <br />Anniversary
