Surface drainage is a concern since <br />the lots are relatively flat, and the groundwater table is high <br />during wet seasons such that shallow basements with proper <br />draintiling would be in order, and I would suggest a curtain <br />drain be installed around the i^ystems to remove excess <br />water that could affect them, h-r, I am convinced that the <br />lots are buildable if proper precautions are taken. <br />Proposed Subdivision <br />Each lot exceeds the 2-acre minimum lot area requirement, and the <br />200 foot width requirement. There are no designated wetlands on <br />the property. Primary and alternate drainfield sites have been <br />testeO and are suitable for mound systems. Woodhaven Drive is a <br />private road hence the inherent variance to the "frontage on a <br />public 'Street” technicality is appropriate. <br />Finding that each proposed lot is of a size and configuration <br />that will allow the construction of a single family residence <br />without further variances, staff would recommend approval of the <br />preliminary plat subject to the following conditions: <br />1. Dedication of the standard drainage and utility easements <br />along all property lines. <br />2. Payment of Park Fee of $200 for Lot 2. (Park Fee for one <br />lot was paid with the original Woodhaven Plat)
