As you will note from <br />the staff hardcover review based on the applicant*s survey, the <br />proposed removals of existing garage, sidewalk, plastic, and gravel <br />parking area offset the proposed improvements so that there will be no <br />net increase in hardcover on the property. <br />Note that the new garage location will meet the required side <br />setback and will be 27* from the street right-of-way, opening to the <br />side rather than to the street. This would seem to be vastly <br />preferable over the existing situation from a safety and road <br />maintenance standpoint. <br />The existing boat house is nonconforming in that it is not only <br />in the 0-75* zone, but is mostly on the public alleyway. This <br />nonconforming structure is subject to the pertinent ordinances which <br />^upgrading or remodeling of such a structure. You may ask <br />the applicants whether they have any plans to remove the structure. <br />A recommendation for approval of a hardcover variance could be <br />based on finding that there will be no net increase in hardcover on <br />the lot, and that the new garage will be in a more conforming location <br />than the old one (note that under the proposed zoning amendment to <br />allow side loading garages 10’ from the street lot line, this garage <br />would become completely conforming).
