Gaffron, Assistant Zoning Administrator <br />DATE: <br />SOBJ: <br />April 4, 1986 <br />#1015, Subdivision on North Ferndale Road <br />John, I need your comments on the access for the new lot to bt <br />created by this subdivision, and also on the issue of the private <br />roadway known as "Lydiard Lane”. <br />The new lot is proposed to access directly onto N. Ferndale Road <br />somewhere in the 75' corridor shown. Any problems with that <br />location? <br />"Lydiard Lane" is a can of worms as you probably know. The <br />various portions of road and driveway serve 13 existing houses <br />plus there are 3 vacant lots of 2 acres or more which could be <br />readily built on. The ownership of the road is also a jumble: <br />As you go in from N. Ferndale Road, the right half (15') of the <br />private way is owned by Steve Dayton who lives at the far end. <br />The left half (17') for the first 298 feet is owned by a Donald <br />Love of Malibu, California, who incidentally does not own any <br />other land in the subdivision. The first branch to the right is <br />owned by Mrs. Wood but serves Kamm and Shanedling also. About <br />800 feet in, the main road splits, and the branch to the right <br />serves Parker, Lyman, Dayton, Macleod, and 3 vacant lots. The <br />branch to the left serves Strand, Lawson, and Danielson but is <br />owned by Johnson as part of Outlot A of the recent Laurent <br />Subdivision in 1981. <br />Obviously, 16 existing/potential residences exceeds our normal <br />limit for a private road. Are we to a point where the City <br />should actively pursue acquisition of roadway and make it a <br />public road? Is any part of the Kamm or Mithun property helpful <br />to us as right-of-way given the steep slopes on the north side of <br />the road? Is there a potential for this to become a "through" <br />road to the south? Or loop back^Horth Ferndale through Searles' <br />old place? <br />We should discuss this prior to the Planning Commission meeting <br />of 4/21/86. <br />I <br />1 <br />1 <br />i
