JEAN ENGEBRETSON, 1180 TONKAWA ROAD - <br />VARIANCES - RESOLUTION mU <br />riie applicants ’ architect, Joe Mctzler, and builder, Jim Bruce, were present. <br />Mabusth explained that the Engebretsons propose new construction. The existing structure <br />extends far beyond the average lakeshore setback line. There is approximately 449 s.f. of <br />blacktop used for a backout apron for a three-stall garage within the 0-”75’ setback area. There <br />has been a great attempt made in relocating the house on this property to minimize expansion <br />toward the lake. The setback for the proposed structure is 56’. A 21’ average lakeshore setback <br />currently exists and is proposed at 6 ’. Hardcover is proposed at 9.6% in the 0-75’ zone and <br />cxi.sts at 15.8%. In the 75-250’ zone, hardcover exists at 23% and is proposed at 27.5%. <br />Although there is an increase in hardcover in the 75-250’ setback zone, there .ire major <br />reductions in the 0-75’ zone. The Planning Commission questioned why some of the blacktop <br />could not be removed. It was detennined that, because of safety issues involving backing out <br />onto the road, it would be necessary to maintain the blacktop area for parking so that turnaround <br />would not be blocked,. <br />It was moved by Jabbour, seconded by Kelley, to approve Resolution #3322 granting variances <br />for applicants Richard E. and A. Jean Engebretson, 1180 Tonkawa Road, to permit construction <br />of a new residence measuring 43’ x 50’ requiring a 19’ or 25.3% lakeshore setback variance, <br />a 6 ’ encroachment of the average lakeshore setback. 9.6% hardcover variance within the 0-75’ <br />setback area and a 2.5% hardcover variance within the 75-250’ setback area.
