Those . . . uses specifically designated in each zoning use <br />district, which for their respective conduct, exercise, performance in such <br />designated use districts may require reasonable but special, peculiar, unusual or <br />extraordinary limitations, facilities, regulations in such use district for the <br />promotion of or preservation of the general public welfare, health or safety <br />therein, and in this city and therefore maybe permitted in such use district only <br />by a conditional use permit, which is designed to meet the problem that arises <br />with certain uses, although generally compatible with the basic use classification <br />of a particular zone, should not be permitted to be located at a matter of right in <br />every area included within the zone because of hazards inherent in the use itself <br />or special problems which its proposed location may represent. <br />75. Use principal. The main use of land or buildings as distinguished from <br />subordinate or accessory' uses. A principal use may be either permitted or <br />conditional. <br />Section 10.03, Subdivision 9 (B) - Accessory buildings height restrictions. No accessory <br />building in the R District shall exceed the height of the principal building, nor shall an <br />accessory building exceed 30’ in height. <br />Section 10.03, Subdivision 9 (C) - Area restrictions. In all R Districts no accessory <br />buildings shall exceed 1,000 s.f. of footprint area except that accessory struemres in <br />excess of 1,000 s.f. will be allowed under the following conditions: <br />A.Not more than one oversized accessory structure shall be permitted on any <br />property. An oversized accessory structure is defined as an accessory structure <br />of footprint area in excess of 1,000 s.f.
