Mabusth, Building and Zoning Administ <br />September 23, 1993 <br />#1856 John and Marla Merideth, 3685 Watert <br />Variances - Resolution <br />Additional Exhibits <br />Exhibit K - Septic location map <br />The applicant proposes the installation of 4,800 s.f. indoor riding <br />arena requiring variances to the allowed size for an oversized <br />accessory structure on a property that exceeds 9 acres in area. <br />Accessory structures on the property will now exceed the allowed <br />total area for accessory structures on a residential property. <br />Prior to this review the exact location of the septic system in the <br />south yard was unknown. The septic system has now been located, <br />review Exhibit K, and has been located out of the western pasture <br />where the arena is to be constructed. <br />Planning Commission members were concerned with the size of the <br />facility and that they were unable to judge the impact on the <br />property. They noted other larger accessory structures on <br />properties and the Merideths noted the dimensions of the subject <br />structures (ie oversized accessory structure at Dickey property, 80 <br />X 200'). The applicants also advised that the arena was at a <br />minimum size to allow adequate turning motion for exercise and <br />training of horses. The structure will not exceed a height of 21- <br />22' as walls will be 14' in height. The structure will be located <br />in the sloping lower elevations to the southern rear yard. The <br />structure will be of the same color of the existing accessory <br />structures. <br />Applicants were also advised that the area of the property at 10 <br />acres could only support 7 horses. The Merideths advised that this <br />facility is just to serve their own horses and that they do not <br />intend to have more than 7 on their property. The structures will <br />be located approximately 80' from the west lot line and could never <br />be used for the boarding or training of horses. The setback for <br />private use is 75* from all lot lines. If a quasi commercial use <br />is to be considered the structure would have to be 150' from all <br />lot lines. <br />Members also cautioned the Merideths as to the importance of the <br />execution of the required covenant for an oversized accessory <br />structure. Members noted that the structure at 4,800 s.f. would <br />Sa^ t^^ removed if the property was ever subdivided at a future <br />date. <br />f <br />h
