Portions of the screen <br />porch will remain located in the 0-75 ’ setback area (65’ from lakeshore) and will encroach the <br />average lakeshore setback line by approximately 5’. Tlie existing grade level brick patio is <br />located 60 ’ from the lakeshore and is 10 ’ in front of the average lakeshore setback line (grade <br />level accessory structures are also subject to the average lakeshore setback ordinance). <br />I'he reduced size of the proposed screen porch results in approximately 146 s.f. of <br />hardcover reduction in the 0-75 ’ setback area resulting in approximately a 2.57c reduction in the <br />0-75 ’ hardcover. <br />At the Planning Commission meeting members asked for the reauction of hardcover <br />improvements within the 75-250 ’ setback area. Please refer to the staffs sketch. Exhibit J, <br />hardcover removals are proposed at 278 s.f.
