The site is located north of State Highway No. 12 and we.st of North <br />Ferndale Road. Tlie rearrangement is proptised to allow adequate room to construct the private <br />driveway and screening berm. We would recommend approval of the pri'posed lot rearrangement <br />and site improvements contingent on the folK>wing conditiims. <br />The westerly side of the berm must be graded to a 3:1 (ln'rizontal to vertical) slope. Tliis grading <br />should begin by narrowing the top of the berm after the pla..ement ot trees or other types ot <br />plantings. The existing location of the driveway and toe of slope should be maintained during the <br />grading. The slopes should be covered with topsoil, seeded with mixture 500 seed and covered <br />with mulch material prior to September 20th. Tliis date is the end ot the recommended planting <br />season needed to establish vegetation prior to winter. If native grasses or wildtlowers are <br />proposed, the recommended planting season is from May 1 to July 1. Any seeding done this year <br />should be dormant seeding, done late in the fall. <br />If for some reason any of the .slopes do exceed 3:1, we recommend a wood fiber blanket be <br />installed over the seeding to prevent ero.sion until adequate vegetation is established. Slopes <br />steeper than 3:1 will be very difficult to maintain. <br />Ihe driveway should be constiucted with a 3 peicent ert'ss slope trwvaids the berm, fiom west to <br />east. Along the berm, a 4 inch, shoe formed, integral bituminous curb should be constructed to <br />control the drainage.
