Construction will result in a 2.5% reduction in <br />hardcover within the 0-75 ’ setback area. E.xcessive hardcover exists within the 75-250 ’ area at <br />4.880 s.f. or 43%. Applicants have not proposed removals within the 75-250 ’ setback area with <br />the current application intormation. <br />Existing grade level patio is located 10’ in front of the average lakeshore setback line, <br />riie screen porch, classified as structural hardcover, is considered part of the principal struemre <br />and will be relocated 5’ in front of the average lakeshore setback line. <br />Statement of Hardships <br />Review Exhibit D, hardships or unique findings are reviewed as follows; Applicant notes <br />that the footprint of new structure will be reduced and placing hardcover fimher away from <br />shoreline. Sloping topographies of shoreline properties will minimize impact of screen porch. <br />Mature evergreen trees already block view of lakeshore of Upin residence from adjacent <br />properties. Staff will also note that the City has received no comments from the property <br />owners notified of the variance application. <br />Issues for Consideration <br />1.Hardcover excesses exist at 48% in the 75-250 setback. Statt has been in <br />ctmtact with applicants and advised of the need to consider additional hardcover <br />removals. Staff has scheduled a meeting with applicants and a revised hardcover <br />removal proposal will be presented for Planning Commission ’s coasideration at <br />your meeting.
