Area requirement - 43,560 sq. <br />ft. This lot is only 19,500 sq. ft. in area. A variance of slightly over 24,000 <br />sq. ft. is necessary. <br />There is ^mewhat of a problem here. We have three vacant lots right in a row. <br />This lot is the middle one so we have one substandard lot on either side of this <br />one.^ Eadi of the three lots is slightly less than 1/2 the required area. To <br />combine the three lots as one buildable site would result in two lots of about <br />Ik acres. We mi^t consider having the three lots rearranged into 2 building <br />sites if we can. <br />The three lots (1, 2 § 3) are owned by three separate parties: <br />Lot 1 - Gordon Ihon^scm <br />Lot 2 > John Gullickson <br />Lot 3 - Carol Dongoske <br />The property across the street consists of only 3 building sites. Lot 2 of Block <br />2 also has the center of Lot 5 of Block 2 coni>ined with it. This appears to be <br />some sort of access to the City lakeshore park across from Forest Lake Drive. <br />I hope this does not consist of some sort of a private covenant for lake access <br />for all these lots. <br />pie lot (Lot 2) has been assessed for sewer as follows: Lateral - $1,131, 1 Unit <br />$1,270 and 1 deferred unit charge of $225 to be collected with issuance of a <br />bmlding peimit. It s^ms this was considered a legal building site at the tine <br />the assessments were distributed.
