Because <br />of unusually high developmental costs only this type of concept <br />would be esthetically desirable and financially sound for this <br />property. Also 12 units represaets breakeven ppint fincuicially. <br />FURTHER COMMENTS ON SITE PLAN <br />This general plan necessary, insofar as position of units, <br />capture advantage of site in terms of view. Units <br />would be stepped down from south to north.
