i • <br />Zoning File #1780 <br />August 12, 1993 <br />Page 3 <br />1.Prior to the City granting final approval of the plat, the City must be in receipt <br />of confirmation from Metropolitan Council that the property will receive sewer. <br />2.The City to resolve issue of maintenance of driveway owned by City of Orono <br />providing access to MWCC facility and new residential lot. <br />3.Dedication of a 20’ drainage easement over existing drainage way that intersects <br />property. <br />4.Wetland areas within Lot 1 are to be designated on final plat. It is also <br />recommended that the wetland area to the west side of the access drive within <br />Outlot A will also be designated on the final plat. <br />5.Surveyor to determine how Natural Environment Lakes are to be shown or <br />designated on final plat either as lake areas or as drainage easements. <br />6.Surveyor to create legal description for access easement over Outlot A to <br />residential lot. <br />7.Based on the City Engineer’s recommendation, utility easements shall be <br />desigriated over residential lot providing access to MWCC lines. <br />The issue of park dedication has been addressed as City is dedicating lands within Outlot <br />A for future park use.
