There is an MV7CC utility easement on the far westerly <br />portion of the property <br />7.rnvenants of Seller. Seller agrees to complete the following. <br />at its expense: <br />a) Subsequent to closing. Seller shall allow and permit <br />Buyer to remove at buyer's expense up to twelve (12) pine trees as <br />selected by mutual agreement between buyer and seller, which are <br />located on the Outlot which is south of the MWCC lift station and <br />west of the driveway which abuts the property. For each tree <br />removed by Buyer, Buyer shall provide and plant, at their expense, <br />a tree of the same or similar species which is no less than six <br />feet in height in such reasonable location on the Outlot as Seller <br />shall direct. <br />8.Conditions Precedent to Seller'_s— <br />addition to all other conditions herein contained. Buyer's <br />obligations under are subject to the fulfillment of the following <br />conditxons: <br />a) Prior to the date of closing, obtain MUSA expansion so <br />that two sewer stubs can be used in connection with the <br />construction of a dwelling and guest house on the property.
