A RESOLUTION APPROVING THE PLAT <br />OF LAURANNE WOODS SECOND ADDITION <br />FILE NO. 1762 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />reculations for the orderly, economic and safe development of land within the City, and <br />WHEREAS, the City Council has considered the application fo; a subdivision <br />by Paul W. Doyke, the subdivide:; and <br />WHEREAS, on December 14, 1992, the City Council approved Resolution No. <br />3212 granring preliminary approval for a plat at 793 North Ferndale Road; and <br />WHEREAS, the proposed plat contains two lots, each exceeding the 2.0 acre <br />minimum lot area requirement of the RR-IB, Single Family Rural Residential Zoning District. <br />Further, the property is located within the Shoreland Overlay District; and <br />WHERE.AS, both lots will front on and access to a private driveway outiot to be <br />platted as Outiot A, which abuts the privately owned and maintained outiot roadway informally <br />known as Lvdiard Road; and <br />WHEREAS, proposed Lot I abuts proposed Outiot A along Lot 1 *s east line, <br />therefore the defined lot width of nonlakeshore Lot 1 is 310 ’, meeting the 200’ minimum <br />requirement. Proposed Lot 2 is considered to be a lakeshore lot as it abuts Lydiard Lake, and <br />»ias a defined lot width at the shoreline of 520’ and at the 150 ’ setback of the 350 ’, therefore <br />meeting the 200’ widlli requirement; and <br />WHEREAS, it is intended that proposed Outiot A shall be privately owned and <br />maintained as a private driveway serving Lots i and 2; and <br />Page I of 5
