5. <br />6. <br />7. <br />Each lot has been found to have suitable area for on-site septic use with both <br />primary and alternate sites. <br />The existing structures within proposed Lot 1 meet all required setbacks and <br />proposed Lot 2 can be developed without the need of future variances. <br />Proposed Lot 2 does not meet the required width of 200 ’ at the rear of the 50 ’ <br />front setback as division line has been proposed along an irregular drainageway <br />that divides the property. Approval of lot width variance is based on the <br />following finding: <br />A. Lots can be platted so that required lot width can be met. <br />u <br />* <br />B Shared lot line has been defined along the meamiering drainageway that <br />intersects property from east to west. <br />C. Lot lines reflect functional usage area for each lot. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon either one or more <br />of the findings noted above, the City Council of the City of Orono hereby approves the <br />preliminary plat application for Steven P. Wirtjes and Margo M. Wirtjes per survey dated 10-27- <br />89, revised 3-25-93, by Mark S. Gronberg of Coffin and Gronberg, Inc., subject to the <br />following conditions: <br />1. Prior to final subdivision applicants shall complete the following: <br />A. <br />B. <br />Relocate existing well on I.x)t 1 to south of existing structure so that 75 ’ <br />separation setback is maintained from existing septic system and future <br />alternate septic system. <br />Applicant shall remove 14x26.4 addition at south side of existing <br />accessory strucmre on proposed Lot 1.
