The existing garage structure is located IW from the east lot line and 3* from <br />the north line. The proposed structure will be 2’ from the east lot line and 6* from the rear lot <br />line at me northeast comer of structure. With the relocation of the detached garage further south <br />on the property, proposed garage will no longer meet the required 10’ separation from the <br />principal structure. Applicant proposes a 6 ’ separation. The garage at 768 s.f. must meet a 15’ <br />setback from all lot lines. Proposed improvement will result in an increase of 4.2% strucmral <br />coverage (15.7% exists). During the Planning Commission review, it was noted that applicant’s <br />original hardcover proposed showed an increase of 5.4%. Applicant agreed to remove certain <br />hardcover improvements and has filed an amended hardcover proposal. Review Exhibits J, K, <br />L and M. Hardcover inventory is now recorded as follows: <br />Section 10.22, Subd. 2 - 250-500’ setback area = 8,580 s.f. <br />Allowed * 2,574 s.f. or 30% <br />Existing * 4.164.9 s.f. or 48.5% (staff amended to include area of 12’xl4’ shed) <br />Amended proposal = 3,894.52 s.f. or 45.39% <br />The 12’xl4’ unfinished shed shall be removed upon completion of new stiuctu :. <br />Applicant also advises that the retaining wall along the east lot line will be replaced within a <br />year. Staff has been contacted by Troy Anderson, the neighbor to the east, and he has advised <br />that he would be willing to provide a written statement to City allowing applicant to install tie <br />backs for future retaining wall. The applicant has submitted acknowledgment forms from all <br />adjacent neighboring property owners. The City has received no negative comments from any <br />of the neighbors notified for this review.
