The property is located in the LR-IB. Zoning District requiring I acre in area. <br />The property consists of 9,980 s.f. or .229 acres. <br />The Orono Planning Commission reviewed this application on June 21, 1993, and <br />recommended approval of the multiple variances as amended based on the <br />following findings and hardships; <br />A. <br />B <br />C. <br />F. <br />The existing residence was constructed in 1971 prior to development of <br />standards for the development of lakeshore properties. <br />The former owner had obtained lot area and lot width variances in <br />October of 1971 to permit residential construction. <br />Based on the site plan approved with the building permit in 1971. the <br />principal structure was located 68’ from the shoreline. <br />Hardcover within the 0-75 ’ setback area has been reduced by 300 s.f. or <br />7.92%. <br />Hardcover within the 75-250 ’ setback has been reduced by 1,986.5 s.f. or <br />31.8%. <br />The adjacent property owners notified of these improvements have voiced <br />no objection. <br />The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variance would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicants, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicants; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 6
