There already exists 43.89%. <br />C.1,960 s.f. or 13.9% of the existing hardcover within the 75-250’ setb.ack <br />area shown as asphalt driveway serves as an additional area for snow <br />storage and turnaround for City vehicles. <br />The age and condition of foundation of existing residence strucrure will <br />not allow for an upward expansion. <br />The City Council has considered this application including the findings and <br />recommendations of the Planmng Commission, reports by City stall, comments <br />by the applicant and the effect of the proposed variance on the health, safety and <br />welfare of die commun'ty. <br />The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning distri- t; that <br />cranting of the variances would not i- .verscly alfect traffic conditions, light, air <br />nor pose a fire hazard or otlier danger to neighboring property; would not merely <br />serve as a convenience to the applicant, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicant; and would be in keeping with the spirit and intent ot the <br />Zoning Code and Comprehensive Plan of the City. <br />CONCLUSIONS, ORDER AM) CONDITIONS <br />Based upon one or more of the findings noted above, the Orono City Council <br />herebv grants variances to the Municipal Zoning Code Sections noted above to permit the <br />constmetion of a 12’ x 20’ lakeside addition and a 16’ x 24’ east side additic :i to the existing <br />residence, subject to the following conditions; <br />Page 2 of 6 <br />C1
