The applicant was asked to excavate a 3-4' depth ditch <br />along the dividing line as shown on staff sketch. Exhibit A. Gaffron has <br />confirmed that there was no sign of septic drainfield lines within the <br />ditch area. The existing septic system appears to be totally located <br />within proposed Lot 1. <br />Review the Hennepin County Highway Department report. Exhibit C. The <br />County wants all access to Lot 1 from Lot 2 closed off. Access to Lot 2 <br />must be via North Brown Road only. A single access use is approved off <br />County Road 6 for Lot 1. Cook in his report asks that unused extensions of <br />driveways be removed within both lots. Review staff sketch A, this section <br />should be removed either prior to final plat approval or as a condition of <br />final subdivision approval with a specific date for removal in early <br />spring. <br />Staff Recommendation - <br />Staff recommends approval of a 2 lot plat application of Richard <br />Karn Ziminiski finding all standards of the on-site septic, zoning, <br />subdivision codes satisfied, subject to the following conditions: <br />and <br />and <br />1. Payment of a park fee for Ijt 2 at $200.00. <br />2. Approval of individual accesses as set forth in the Hennepin <br />County report. Lot 1 to be served by County Road 6 and Lot 2 to be <br />served by existing access off of North Brown Road. <br />3. The unused extensions of the existing driveway located now within <br />the shared lot lines of Lots 1 and 2 to be removed by a specified date <br />at the time of final subdivision approval, set forth as a condition in <br />the resolution.
