Helstrom <br />2895 Casco Point Road <br />Wayzata, MN 55391 <br />Re: Proposed Deck Construction <br />Dear Mr. Helstrom: <br />We are in receipt# as of September 17# 1987# of a revised deck <br />proposal submitted by your contractor# Mike Schmieg. This proposed deck <br />extends past the average lakeshore setback line by a distance of <br />approximately 12 feet and therefore requires a variance. <br />In addition# portions of this deck adjacent to the house will be over <br />areas not currently hardcovered# hence a variance would be needed for <br />increases in hardcover over the existing percentage. I w^*uld also note <br />that# although you might propose to remove .. ’ms of existing hardcover so <br />there is no net increase# staff has not been granted the authority to <br />approve such tradeoffs; this requires City Council approval. <br />I would further note that the Planning Commission may have given you <br />the impression that you could replace your previously existing 8'x22' deck <br />without a variance. In fact# replacement of any portion of that deck that <br />encroaches past the average setback line would also require a variance. <br />I will be pleased to present your current plan to thr^ Planning <br />Commission at their October 19# 1987 meeting if you wish.
