The proposed lots meet the required 200 feet width at <br />the rear of the front yard setback line. Septic testing confirms principal <br />and alternate sites for Lot 2 and an alterante site for Lot 1. Accesses <br />exist and have been previously approved by both County and the City. <br />Hennepin County Highway Department has been asked to comment on the <br />plat, staff will report at the meeting. The County may ask for the closing <br />of the County access and sharing of the access at North Brown Road. <br />Staff RecOTimendation - <br />Staff would recommend that your approval of this 2 lot plat <br />application be conditioned on applicant submitting confirmation of exact <br />location of existing drainfield within proposed Lot 1 prior to scheduling <br />the application for Council's review. If a major adjustment of the shared <br />lot line is required, staff will reschedule the subdivision before the <br />Planning Commission. <br />The following conditions are also suggested for approval of the <br />division; <br />1. Payment of a park fee for Lot 2 at $200.00. <br />2. Approval of accesses (pending determination of Hennepin County <br />Highway Department); <br />a) Individual access per existing curb cuts; <br />OR <br />b) Shared access at Drown Road - Lot 2 to grant access easement <br />in favor of Lot 1.
