The neighboring residence to the east is <br />approximately 20' from the lot line so this vii2 1 not create a dense visual <br />condition within the neighborhood. The proposed addition does not conflict <br />with any existing utilities. The well is to the northeast corner of the <br />house; septic system was to the rear. Applicants have not discussed why <br />the proposed sunroom must go on that side of the house, although, it would <br />be relatively inappropriate to have a sunroom on the north side of the <br />house and it would be shielded from the sun by an existing garage on the <br />west side of the house. It would require a variance to be located on <br />either the east or south walls of the house. The proposed sunroom is <br />approximately 8' in height and would not tend to diminish light, air or <br />open space in the neighborhood. This addition would require a side setback <br />variance in any of the zoning districts within Orono. The minimum side <br />setback in even the least restrictive zones in Orono is 10' for principal <br />structures. <br />Staff Rec<xnmendation - <br />Staff recommendss approval subject to applicants providing sufficient <br />â– Justification that a hardship exists and that this is the only feasible <br />location for the proposed structure. Staff would note that the neighboring <br />property owners have been notified and as of this writing have not <br />responded with any comments.
