The existing <br />lot is 48' wide, hence the required 30' side setbacks overlap and it is <br />impossible to do any construction on the property without obtaining a <br />variance. The proposed 4'x6' entryway is approximately the same dimension <br />and is in the same area as the existing front door step and small overhang. <br />The addition will have a 1' overhang on each side of the 6' width. The <br />addition will be 61,8' setback from the front lot line and does not require <br />a front lot line setback variance. The applicant has had a surveyor verify <br />the setbacks to the existing house from the front and two side lot lines <br />but has not submitted a certificate of survey. <br />The proposed entryway would appear to be appropriate for the house <br />from an energy efficiency standpoint and will not have any significant <br />effect on open space, light or air in the neighborhood. (As an editorial <br />comment, staff would note that if the Crystal Bay Area would be rezoned to <br />1/2 acre or even 1 acre standards that require only a 10' side setback, we <br />would not require a variance in order for this minor addition to be <br />accomplished). <br />Staff Reconmendation - <br />Staff recommends approval based on the increased energy efficiency of <br />the home created by this entryway and based on the fact that there will be <br />no significant encroachment on light, air or open space in the <br />neighborhood .
