He is requesting a 5' setback from the side lot line to minimize <br />the degree of angle needed to enter the garage. (Note that the gray- <br />colored single garage belongs to his neighbor to the north). Mr. Hanson's <br />house is connected to the new Crystal Bay sewer system, so there is no <br />potential encroachment on drainfield to consider. <br />Building/Fire Inspector Tom Jacobs notes that a garage less than 10' <br />from the lot line should have a firewall along that side, i.e. sheetrock on <br />that inside wall along the property line. <br />There would not appear to be any encroachment on neighbors views or <br />light or air. <br />Staff Recommendation <br />Staff recommends approval of the side yard setback for the detached <br />garage, conditioned on the wall next to the lot line being constructed as a <br />firewall, based on these findings: <br />1. Garage location near lot line will reduce the angle needed to <br />enter the garage. <br />2. No encroachment on neighbors views, light or air. <br />fiiC
