Gaffron <br />October 12, 1983 <br />SUBJECT; Dick Howell - Variance <br />Tract B, R.L.S. 1098 <br />- Septic System Review <br />The applicant wishes to build a new home on an existing lot of <br />approximately 1.5 acres with no City sewer or water available. <br />In addition, he is asking for a front setback variance to allow <br />construction of the house near the west side of the lot <br />presumably due to the extreme slopes and to keep from encroaching <br />on the drainfield sites. <br />Note that the application shows a different house proposal than <br />the one shown on the site evaluation report submitted. The <br />longer, narrow configuration would likely encroach much 3ess on <br />the drainfield sites. <br />The primary and alternate sites tested are located on a relatively <br />flat area halfway down the steep slopes. Part of this area has <br />been used recently as an access for the neighbor on the south <br />in order to bring materials in form septic system repair. However, <br />from the perc test results, compaction in this location was not <br />a problem. Adeauate area appears to exist suitable for trenches <br />on both primary and alternate sites. The site evaluator did <br />nute that runoff diversion will be necessary to protect the sites <br />from excess surface water. <br />Based on the information submitted, I recommend approval of the <br />application. Approval of the front setback variance appears to <br />be necessary so as not to encroach on the drainfield areas. The <br />applicant should be informed that an actual system design and <br />final site grading plans must be submitted prior to issuance of <br />building permits.
