Zoning File #1185 <br />August 11, 1987 <br />Page 3 of 3 <br />This property is located in a rural residential district and not <br />subject to hardcover standards. <br />Staff Recoanendation - <br />To approve the renewal lot area variance of .5 or 25% and front yard <br />setback variance of 20 feet or 40% as proposed, subject to the f’.ndings and <br />conditions set forth in the original resolution approving the 1983 <br />application. <br />Staff would add the following finding to that resolution; <br />1. RLS 1098 was approved by the City in 1963 prior to the current RR- <br />IB, 2 acre minimum lot standards that became effective in September of <br />1967. The majority of the properties within the RLS have been <br />developed under less restrictive setback standards. <br />and add the following to original condition (1); <br />. . . Applicant is further advised that land alterations not covered <br />under Section 10.03, Subdivision 21 of the Zoning Code shall require a <br />separate conditional use permit review before such land alteration can <br />be implemented. <br />and additional conditions: <br />7^ The alternate and principal septic test areas must be protected <br />with temporary fencing prior to any land alteration activity on the <br />site. <br />8. The principal structure on Tract B shall be located 27 feet from <br />the road easement that intersects the property at the southwest <br />4 <br />corner.
