When the house <br />was first built this was a porch but now is part of the primary structure. <br />The applicant is also proposing to extend construction along the front line <br />(west side) of the house (see Exhibit E). <br />A brief history of this parcel of land is necessary to understand the <br />hardship. This land was subdivided prior to 1927 when current ordinances <br />did not exist. There are 4 lots existing on this property; Lot 1, 2, 14, <br />and 15. The house was built in 1927 on Lot 15. <br />Since that time, the code designated this area to be in a 1 acre <br />zoning district. The four lots total .77 acres. The lot size is <br />consistent with the surrounding area lots. The house currently is 28' from <br />the front lot line. The front setback in the LR-IB zoning district is a <br />minimum of 35 feet. The new well is located 20' away from the existing <br />house and meets the setback requirements for the proposed construction. <br />The house is hooked up to City sewer. Hardcover is not an issue.
