The proposal will result in a reduction <br />of some 1,741 sf of hardcover. The new construction will be <br />located further from the lakeshore. A 30* street setback is <br />required for the garage from the edge of the street right <br />of way to satisfy the setback standards of the LR-lC zoning <br />district and to provide adequate turnaround for all garages <br />where doors open out onto street. Applicant notes that <br />the actual travelled road will be 37* from the proposed garage. <br />Eagerness Point Road has a 40* right of way, staff would not <br />recommend any encroachment of that right of way. Turnaround <br />must be provided on property. The proposed garage must be <br />setback 10 additional feet off the road right of way. Applicant <br />may be advised to face garage doors away from street and <br />remain 20* off right of way. Council would have to approve <br />a street setbcick variance of lo* or 33 1/3 % for new garage. <br />Please review Exhibit G, Curtiss asks for special consideration <br />of Council to allow existing garage to remain until new one <br />is completed. <br />Please review Planning Commission minutes of August 17, 1981, <br />for background and recommendation. <br />Staff recommends an addition to Planning Commission's <br />conditions of approval: <br />3 “ Surveyor must certify street setback of new garage <br />prior to construction.
