Installation of the new roof requires variance approval as the entire structure »s <br />located in front of the average lakeshore setback line and involves an expansion of the building <br />envelope. Half of the residence is located within the 0-75 ’ laSceshore protected area, <br />approximately 54 ’ from the shoreline. Applicant proposes an expansion of the structure along <br />the south side involving a deck with roof supported by post/beam, the majority of which will <br />be located over a non-hardcover surface. The addition is located within the 75-250’ setback area <br />and located in front of the average lakeshore setback line. The applicant has offered no <br />hardcover removals where excesses exist.
