Each of the variances expired at the end of one <br />year before a building permit was issued. The applicant. C. Jack Remien, currently owns tfie <br />subject property (Lot 18) as well as the neighboring property (Lot 19), where the applicant <br />resides. A potential buyer for this property who wishes to construct a residence would like <br />assurance that the lot is buildable. Rough plans have recently been submitted for the proposed <br />home and the potential buyer of the property will attend the Planning Commission meeting if <br />there are any questions <br />A preliminary review of the proposed residence has been completed by :,:aff. No <br />hardcover is proposed within 75 ’ of the lake and hardcover within the 75-250 ’ zone is at 24%, <br />meeting the 25% hardcover requirement. Hardcover between 250-500’ of the lake has 16.5% <br />hardcover. Lot coverage is at 10% and the structures appear to meet the height requirements, <br />nierefore, no additional variance would be required. <br />This property. Lot 18, was originally owned in common w ith the two lots to the north, <br />LaJts 16 and 17, which were not combined. As a result of the common ownership study, the <br />City changed its policy on common ownership lots in sewered zones and based on the individual <br />merits of Lot 18, the lot area and width variances were granted. <br />The neighbors. Warren and Christine Bielke, who live adjacent to the rubject property <br />(Lots 16 and 17), believe the lot too small and the impact of building a residence too great and <br />ask that the variance be denied. Enclosed as Exhibit G is a letter trem them explaming their <br />position.
