Two areas of existing concrete hardcover are proposed to be <br />replaced in kind (same length and width) because they are cracked. This <br />constitutes no change in existing hardcover (note that entire house is <br />within the 0-75' setback zone, and has existed there about 30 years). The <br />slab that leads to the front entry is about 5'x25'. The garage apron is <br />about 2'xl6'. Both slabs are mostly under overhangs. Staff recommends <br />approval of the proposed replacement work. <br />Item 2. Re-grading of the shoreline is necessary because the ice <br />heave over the years has created a bumpy, uneven "berm" at the lakeshore <br />which is unmowable without difficulty, and is unsightly. The proposal is <br />to use a "bobcat" to grade this level with the rest of the lawn, then re­ <br />sod. City Engineer Glenn Cook has viewed the site and fully supports the <br />proposal, as long as proper erosion measures (silt Jence) are in place <br />during construction. <br />Item 3. The bath house is an old stone structure that appears to <br />straddle the lot line but both applicant and neighbors agree that it is <br />applicant's responsibility. This building is dilapidated and applicant <br />wishes to remove it. Since it is a non-conforming structure, staff whole <br />heartedly concurs that it should be removed. The site of the structure <br />will be graded to become part of the yard area. <br />Staff Reconmendation - <br />Staff recommends approval of this 3-phase project which will reduce 0- <br />75' hardcover on the property, remove a non-conforming structure, and <br />enb?»ice the safety and usability of the yard area, subject to suitable <br />erosion controls during the grading work, and subject to the concrete being <br />replaced but not expanded in area.
