Note that the entire deck and most <br />of the existing house is within the average setback zone. <br />DISCUSSION <br />The proposed deck is mostly over an existing slab on the <br />lake side of the house and will surround the existing screen <br />porch. With the addition of the deck and the removal of the <br />garage, there actually is a 6 degree view increase as viewed from <br />the Durda property. However, technically, this requires an <br />average setback variance because the new deck encroachment past <br />the average setback line is numerically greater than the old <br />garage encroachment. <br />STAFF RBCOMNENDATION <br />Staff views this project as an overall improvement of the <br />situation, ie. the only affected neighbor, Durda, gets an <br />increased field of the view of the lake; a structure in the 0-75' <br />zone is removed; and excess hardcover in the 75-250' zone is <br />removed so that it meets City requirements. <br />Staff recommends approval of the proposal as submitted.
