'■ffloorasjrwp^*.’''*"*'" <br />UALITY <br />HOMES, : N C. <br />525 ORCHARD PARK ROAD <br />VARIANCE NARRATIVE <br />LOT AREA VARIANCE <br />Description of Request; (Note - Subject property is a Lot of Record) <br />I wish to build a single family home on a five acre lot in a five acre <br />district, but the lot contains 1.6 acres t wetland. <br />Hardship; As no land is available to add to this parcel, it is not <br />buildable without the variance. <br />REAR SETBACK VARIANCE <br />Description of Request; <br />a 67' rear yard. <br />Ordinance calls for 100' rear yard. I request <br />Hardship; The front 320' of the lot is low and not buildable. The <br />center 190' of the lot slopes upward at grades of 15% to 45%, making it <br />not feasible for construction. The rear 160' is relatively flat, making <br />it the only feasible spot for a house. I propose a 67' rear yard, 34' <br />house, and a 59' 'front yard'. Enforcement of the 100' rear yard setback <br />would reduce the 'front yard' to 26’, making construction not feasible. <br />VARIANCE FOR NUMBER OF HORSES <br />Description of Request; After acreage deduction for wetlands, ordinance <br />allows one horse. I request a variance for two horses. <br />Hardship; Approximately 1.6 acres are designated wetland. However, <br />approximately 1.1 acres of the wetland are dry and suitable for pasture. <br />Since the hillside is not suitable for building or yard area, the home <br />and yard are forced into the small level area on the hill top. This <br />leaves less yard but more pasture than would be 'typical' of a five acre <br />hobby farm. <br />Without this variance, it would not be feasible to build a hobby farm on <br />this site.
