A? old garsge on Lot 19 has been declared hazardous <br />and is in the process of removal. <br />Applicant received variance approval to build a house on <br />1971, under the same *5 acre zoning standards as exist no • <br />applicable code change since then is the hardcover In both <br />allowed 25% hardcover and Lot 16 allowed as much as 30%. , <br />?oncrptual schemes presented, the lots can be developed with about 20% <br />hardcover each. <br />Neither lot is riparian to Lake Minnetonka. <br />Staff Recommendation - <br />staff feels it would be most consistent to approve the variances <br />reque??Jd, given the previous approval in 1971 under the <br />width standards as now exist, given that development of <br />the appropriate setback and hardcover requirements, and <br />of vt?iance approval of similar’v sized sewered properties in the LR 1C <br />zoning district. The following conditions would be appropriate. <br />1. Construction on each lot shall meet all zoning code requirements; <br />no other variances will be granted. <br />2. Fees to be paid with building permit: <br />Lot 16 - $225 sewer unit charge _Park fee - 0.37 acre lot = $430 per current fee schedule <br />Lot 19 - Park fee - 0.32 acre lot - $470 per current fee schedule <br />Sewer Availability Charge (SAC) for each lot - per current fee <br />schedule at time permit is issued. <br />3. Neither lot has riparian rights. <br />4. NO permit may be issued for Lot 19 until the existing garage is <br />removed. <br />I <br />0^^ • ^
