This parcel was created prior to the creation of the RR- <br />IB zoning district. <br />2. No additional land is available. <br />3. No other variances are requested. <br />1 <br />4. A lot area variance for this property was approved in <br />1977, again in 1983, and again in 1985. <br />5. There is suitable private access to the property. A <br />variance to the requirement for frontage on a public road is <br />appropriate to be granted. <br />6. Suitable drainfield sites have been located on the <br />property. A suitable septic system has been designed for <br />the proposed house. <br />7. The building envelope is adequate for construction of a <br />residence without further variances and is consistent with <br />surrounding development. <br />8. A quit-claim deed for future right-of-way purposes has <br />been granted over a portion of this property to the City.
